HOA Dues on Bald Head Island: 2014 Dues for all Communities
Bald Head Island has three Master Associations; Harbour Village, BHI Stage I and BHI Stage II. Every property falls into one of these associations depending on where it is located on the island. These dues range from around $350 to around $450 a year and cover general island expenses.
In addition, the Bald Head Island developer built what can be referred to as master-planned communities. These communities blend rather seamlessly with the individually built homes on the island. In fact, you may not even notice the community signage because it looks so much like the regular street signage on Bald Head Island. But upon closer inspection, you will see the common architecture and other common features of the community.
Each of the individual communities is also governed by their own community association. Dues vary based on the community amenities. Dues may cover landscaping and common area maintenance, lighting, a common dock, etc. Some of the individual communities include Flora’s Bluff, Timber Creek, Royal James (condominiums) and Keeper’s Landing. On Trulia and other websites, many of the listings do not identify that the property is in a master-planned community, hence there is confusion.
